Main Purpose and Function
The Building Maintenance Worker performs minor maintenance at NMHO buildings, with the goal of keeping buildings maintained in a safe and healthy manner and notifies the direct supervisor of the need for any building repairs and maintenance.

Specific Duties/Responsibilities
• Performs a wide variety of routine repair, building maintenance and custodial work at various buildings within the NMHO portfolio.
• Performs custodial, general janitorial and minor maintenance tasks including, but not limited to, replacing ceiling tiles, repairs and installs window blinds, minor flooring repairs, installing and repairing cove base, cleaning out laundry dryer vents and filters.
• Minor electrical maintenance duties including, but not limited to, replacing light covers, bulbs, exit lights, fluorescent tubes, outlet covers and tags failed ballast for electrician.
• Minor carpentry maintenance duties including, but not limited to, securing broken windows and doors, installing weatherstrip, door swipe and door stopper, repair and replace door hardware, repair walls, ceilings, doors, dressers and cabinetry, patch, and paint walls.
• Minor bathroom and kitchen maintenance duties including, but not limited to, replacing dispensers, bathroom and kitchen hardware, mirrors and other fixtures, caulking countertops, cabinetry, bathtubs and sinks.
• Minor plumbing maintenance duties including, but not limited to, replacing toilet seats, fixtures and flush lever, unplugging toilets, sinks and drains.
• Minor exterior maintenance and cleaning duties including, but not limited to, cleaning exterior grounds, parking lots, stairways and other spaces, inspecting and cleaning roof gutters and drains, minor repair to fencing and gate, power washing fencing and exterior fence painting, removing snow and ice from sidewalks, entrances, exits and pedestrian areas with shovels and spreading ice melts.
• Checks SAP daily or other designated software program as required, for assigned work orders to ensure work orders are completed in a timely fashion and close work orders.
• Sources out and purchases work materials and supplies for maintenance work in accordance with City Procurement and Purchasing Policies.
• Submits receipts and invoices through City approved expense reporting system for approval within timeline in accordance with City Policy.
• Coordinates with Supervisor for special assignment projects.
• Supervises and assist external contractor with maintenance work

Works with Supervisor to complete vacant unit renovation and maintenance within designated timelines.
• Reports maintenance needs, damages, and acts of vandalism to Supervisor.
• Follows procedures for the use of chemical cleaners and power equipment, in order to prevent damage to buildings and facilities.
• Trains, mentors, and orients new maintenance workers.
• Maintains storage areas, equipment and tools, materials and supplies in a safe and orderly manner.
• Reports all fire safety, occupational safety infractions or concerns, and building deficiencies to Supervisor.
• Submits online work order for building repairs and maintenance.
• Establishes and nurtures allyships to build and maintain strong connections with a variety of internal and external stakeholders.
• Adheres to City Policy, WorkSafeBC guidelines, safety methods and procedures, departmental processes, and corporate policies.
• Performs other related duties as required.

Minimum Qualification Requirements
Education and Experience:
• Completion of a recognized certification program in building services work or building maintenance work and some related experience.
Knowledge, Skills and Abilities:
• Working knowledge of materials, tools, methods, safety practices and equipment used in maintenance work.
• Knowledge in Microsoft applications, SAP and Chrome River would be an asset.
• Knowledge of occupational hazards and safety rules and regulations and understanding of utilizing WHMIS – SDS
• Knowledge of City Policy, WorkSafeBC Guidelines, and Work Alone Procedure
• Ability to arrange an effective work schedule under minimum direct instruction for various NMHO buildings within the portfolio.
• Ability to perform a variety of routine manual tasks in care, cleaning, and general maintenance of buildings.
• Ability to operate and use building maintenance tools, equipment, and supplies.
• Ability to follow oral and written instructions and procedures.
• Ability to prioritize multiple tasks.
• Ability to work effectively with a team.
• Ability to work independently as needed to support the group effort.
• Ability to explain and demonstrate instructions and guidelines to others effectively.
• A current and valid BC Driver’s License and a satisfactory driving record.
• Police Record Check (Vulnerable Sector) is required.
