Main Purpose and Function

The Senior Financial Analyst is an integral member to the Financial Planning & Analysis team.

 

The main functions of this role are:

  • Provide development analytics to optimize use of the City’s real estate assets to achieve corporate priorities in a sustainable way
  • Support development of a transformative business & financial strategy for the City’s real estate portfolio to ensure optimal outcomes, long-term sustainability and portfolio resilience
  • Support development of optimal business & operating models, strategic partnerships, business & financial strategies to implement the City’s Housing Vancouver Strategy and the Vancouver Affordable Housing Endowment Fund
  • Conduct complex business case analyses, valuation and cash modelling, formulate business and financial strategies, and influence high profile and high impact business decisions on priority Council initiatives

 

Specific Duties/Responsibilities

Asset Optimization & Development Strategy:

  • Perform quantitative & qualitative analyses on a variety of optimization initiatives and provide strategic insight as required
  • Extract insight from raw data to support strategic & portfolio accretive investment decisions
  • Interrogate all data & assumptions used in business cases, investment thesis & strategy formulation
  • Build, maintain, develop and project manage the implementation & deployment of portfolio models & integrated dashboards
  • Ensure all relevant KPI & benchmarking frameworks pertaining to the real estate portfolio are tactical & outcome focused
  • Communicate analytical insights & optimization opportunities effectively to senior management & peers
  • Collaborate with various City departments to ensure business model deployment for individual assets aligns with the asset optimization objectives & strategy frameworks

 

Long-term Financial Planning:

  • Develop, maintain and update the long-term financial model that reflects PEF and VAHEF’s business plans
  • Support the development of the long-term financial strategy for PEF and VAHEF
  • Conduct scenario analysis taking into consideration macro economic and City-specific factors

Minimum Qualification Requirements

Education and Experience:

  • A post-graduate degree in Finance or Economics, and/or a CA or CFA designation
  • Extensive experience in real estate or asset management
  • Experience in deployment of SOTP, DCF & ABC methodologies; real estate acquisition & business case due diligence (pre-M&A) highly advantageous

 

Knowledge, Skills and Abilities:

  • Exceptional Excel skills (advanced aggregation modelling (SOTP, ABC), DATA Tables, Goal Seek, Pivot Tables, etc.)
  • Superior analytical skills, a data driven mindset with excellent problem-solving skills
  • Advanced Dashboarding, Data Visualization & Data Extraction experience (SAP, VBA, Cliq Sense, Power BI, QlikView, Tableau etc.) highly advantageous
  • Impeccable track record of converting raw data into optimization strategies
  • Ability to identify issues, gather data and develop solutions
  • Ability to “connect the dots” and understand and apply broad corporate context in individual tasks
  • Critical thinking, ability to analyze complex situations and determine appropriate courses of action where there is little or no precedent
  • Strong sense of accountability, take considerable initiative in leading and completing assignments, and take ownership of challenges to the point of resolution
  • Ability to work independently with high degree of maturity, experience and sophistication
  • Embrace and encourage team work, collaboration and intellectual curiosity
  • Strong verbal and written communication skills, ability to effectively convey complicated analyses to senior management through reports and/or presentations

Salary Information: Pay Grade RNG-091: $114,465 to $143,092 per annum
